Below is a list of some of our past and current projects (updated July 2007).
Langara College DDC Upgrade
Langara College has two buildings one constructed in 1969 and the other in 1994. Labeled the "A" and "B" buildings respectively, the pneumatic and other DDC control systems are being replaced with an open operable host. The host chosen is Richards-Zeta and is now comprised of 40 Richards-Zeta controllers , 5 Trane heat pumps with LonWorks® interface binding to the RZ Host.
In 2006 the work on the new Library began. It is planned to be a Platinum LEED building with 65 geothermal wells, passive wind cooling and many more features. The Library control system is Invensys LonWorks® supplied by Modern Systems Management. It is integrated into the existing Richards-Zeta Mediator hosting system. The other systems integrated into the Host are QEL Carbon monoxide and Propane, Schnieder modbus power meters, Wattstopper lighting system and a legacy BACnet® system in the B building.
Point count is approximately 2500.
South Cariboo Health Centre
South Cariboo Health Centre is a combination of existing ACU Hospital, ECU and new central health facility for the South Cariboo region.
Richards-Zeta is the open operable Host product with 55 DDC panels and 110 LonWorks® field devices of cross discipline / manufacturers. Some of the LonWorks® devices are RZ VAV, Fan coil and radiant zone controllers. Hitachi Variable frequency controllers. Veissman condensing boiler controllers all binding to the Richards Zeta host. Cross discipline includes HVAC, Boiler packages, Variable speed drives and security control of 50 doors. Approximately a 1800 I/O point system.
Williams Lake Central Cariboo Health Centre
Richards-Zeta has been used to host 36 VAV controllers replacing the existing VAVs. The new controllers are open operable using Richards-Zeta as a Host product. This installation is part of an on going upgrade program. Recently the boiler plant, fire/smoke damper systems and CT Scan room temperature control have been added to the RZ host
The Edgewater
The Edgewater is a West Vancouver residential high rise consisting of 75 heat pumps with cooling tower, plate heat exchanger, boilers, pool equipment and 2 air handling units. At present 1 air handling unit for pool room temperature and humidity control has been installed.
BC Gas Meter Facility Burnaby
BC gas meter facility is the repair and calibration center for British Columbia. The facility also has out of province contracts.
Richards-Zeta clean room controllers are responsible for maintaining a constant temperature in the calibration room +/- 0.2 °C room temperature. Temperatures are within specification at all times with less than a 1% variance during the year.
Metro Town 4330 Kingsway
Metro Town 4330 Kingsway is the GVRD building and is a 20 story high rise with approximately 280 heat pumps on a water loop. Richards-Zeta DDC controllers manage the make up air unit, cooling tower and boilers to maintain building comfort specifications.
Residential
In 2007 Energetic converted a 5000 square foot residence from standalone electric control to DDC with web service. The reason for conversion was comfort and energy efficiency as several systems were in conflict causing poor comfort and energy was being wasted. The control systems are now integrated. Richards-Zeta control panels and Mediator provide superior comfort and web service. Web alarms monitor for mechanical systems failure and email to the service provider even before the owner may know there is a problem. Trend logs are sent to an FTP site where the service provider can analyze equipment failures.
